We thoroughly research the markets and purchase assets with opportunities to add significant value through repositioning, development and focused management. These investment decisions are based on the results of our comprehensive due diligence and sophisticated analysis. We leverage our extensive experience, market knowledge and long-term relationships with real estate professionals throughout the country to manage the entire acquisition process. This includes sourcing, quantitative and qualitative financial analysis, underwriting, zoning analysis, business plan designing, deal structuring and financing.
Development and Construction
We supervise the development and repositioning of each Three Pillars real estate project. Additionally, we manage every step of the development and construction process -- from the architectural, interior design and engineering documents to the final construction. The Three Pillars’ hands-on project management approach means that we oversee the cost budgeting and estimating, scope preparation, leveling sheets, material sourcing and buying, value engineering, contract negotiations, schedules and insurance. We also select and supervise general contractors, subcontractors and vendors to deliver a project on schedule and within budget.
Asset Management
We work collaboratively with our in-house professionals and third-party consultants to maximize a property’s performance. Because we have deep knowledge of the individual markets where we invest, Three Pillars can customize our asset management strategy to best position the property. Our asset management professionals work closely with the property management, leasing, investment and development teams to maximize the value of each investment and to ensure that our assets are well cared for and maintained. As always, we collaborate with our professional property management and leasing teams to ensure each property operates efficiently and cost effectively.
