Our Approach

Three Pillars takes an entrepreneurial – yet measured – approach to identifying unique investment opportunities with significant upside potential. The firm then executes proven strategies that can extrapolate the value of an asset to provide superior risk-adjusted returns. We search for opportunistic investments, value-add investments and underperforming assets where we can increase the property’s value by physical or operational changes and improvements.

While Three Pillars’ reputation, experience, relationships and networks offer us with any number of investment opportunities, we are extremely selective. We only focus on deals that meet our investment philosophy and stringent underwriting criteria.

Our Inspiration

The investment and management style of Three Pillars is inspired by the legendary, real estate investor, our friend and mentor, James H. Levi.

Jim taught that successful real estate investors assess the “intrinsic value” of the property rather than just the bricks and sticks. He could see beyond the existing property and developed investment strategies with a goal of maximizing value. He approached real estate investments with this value creation philosophy – whether it was his first investment in a small apartment property in Cambridge, Massachusetts, or his investment in Union Station in St. Louis, Missouri, a world-class property which is believed to be the largest

apartment property in Cambridge, Massachusetts, or his investment in Union Station in St. Louis, Missouri, a world-class property which is believed to be the largest adaptive reuse project in the United States. Jim not only had a vision for each property, but he worked tirelessly to see it through to fruition while adhering to a strict standard of business ethics.

His ideas – and actions – motivated the principals of Three Pillars to create a business predicated on identifying and executing strong value real estate opportunities; investing and managing with vision and creativity; and operating with the highest standards of integrity.

Jim was truly a man who practiced what he preached. He exemplified excellence in all respects and urged all those around him to achieve at the very highest levels. Jim was the founder and President of Value Properties and previously founder and President from 1971 to 1987 of Oppenheimer Properties, Inc., which he developed into one of the leading real estate companies among the top investment and merchant banks, and also served as Executive Vice President and a member of Oppenheimer & Co., Inc.’s Executive Committee. Before joining Oppenheimer & Co. in 1971, he started the real estate operations of Smith Barney & Co. Throughout the course of his career, Jim was responsible for more than 400 real estate investments in 38 states, primarily investing in existing real estate properties where there was an opportunity to significantly increase value through physical and/or operational changes and improvements. He graduated from Harvard College and Harvard University Graduate School of Business Administration, and was a professor at Columbia Business School. Additionally, he served his country proudly as a commission officer in the U.S. Navy.
